The goal for this City Hotel project in Zurich was embarking on an exciting journey of transformation, upgrading from a 3-star hotel to a well loved 4-star plus destination.

By upgrading to a 4-star plus hotel, we are not only enhancing the facilities and services but also embracing a new identity that celebrates the building’s historical legacy while meeting the sophisticated demands of modern urban clientele. Our commitment to optimizing spatial arrangements ensures we maintain room capacity, providing an exceptional experience without compromise.

FLOOR PLANS | ENHANCEMENT

By relocating back office and technical facilities to the basement, we have been able to add luxurious suites and versatile, fully equipped meeting rooms and event spaces, designed to meet the needs of corporate clients in a stylish and efficient manner.

By reducing circulation space such as corridors, we have been able to upgrade single rooms to luxurious double rooms without reducing the overall number of rooms. This strategic approach meets the sophisticated demands of modern urban clientele while optimizing revenue composition.

FEASIBILITY STUDY & ANALYSIS

ENHANCING ROOM MIX

We worked on a detailed assessment of the existing layout, analysing the current distribution of room types and their respective percentages to focus on the room mix to better align with market demands.

We strategically reduced the number of single rooms, which tend to generate lower revenue, and increased the number of double rooms, particularly Deluxe Double rooms. This shift not only meets the higher demand for double accommodations but also enhances potential revenue through higher room rates

SPACE OPTIMISATION

In our feasibility study and analysis for the City Hotel project, we focused on optimising the layout to help the investor achieve their goals and increase revenue. We worked on changing the ratio of guest, meeting, secondary rooms and circulation areas.
We redesigned floor plans and created more compact and efficient circulation paths, by reallocating more space for guest rooms or expanding existing ones.

By adopting this comprehensive strategy, we were able to create a more efficient, guest-friendly, and profitable hotel layout and create rented space of 62% to ensure the long-term success of the project.
